What Is Included

A closed house does not smell like a home.

A property that has been shut for a month has stale air, dust that settled after the last clean, and linens that have been folded too long. Arrival preparation deals with all of it before you arrive rather than after.

Before you arrive

  • House aired through, every room opened and refreshed
  • Full clean top to bottom, including the dust that settles in an empty house
  • Beds made with fresh linens, towels hung, bathrooms stocked
  • Floors, glass and surfaces finished so the light looks right
  • Fresh flowers placed if you would like them

After you leave

  • Full clean while the house is still warm rather than months later
  • Linens laundered, beds stripped or remade to your preference
  • Refrigerator emptied of anything that will not keep
  • Bins emptied, recycling out, nothing left to find in spring
  • House closed up, blinds set, and a note if anything needs your attention

How It Works

One message and a date.

Send us your arrival date and we schedule backward from it. For most homes we are in the day before, so the house is finished and settled rather than freshly disturbed when you walk in.

We hold access under written agreement and confirm by message when the house is ready. Many of our clients have never met us, which we take as a compliment.

If your travel changes, tell us. Flights move and so do we.

For Guests and Family

Between one set of visitors and the next.

A house that hosts a rotation of family and guests needs the same treatment between stays: fresh linens, a full reset, and the personal items of the last group cleared away.

We work with owners who lend the house out, and with property managers who look after several. Turnarounds can be same day where the schedule allows.

We do not manage short term rental listings or guest communication. We clean and prepare the property, and we do that part well.

Before you call.

How much notice do you need?

A week is comfortable. We can often manage two or three days, and in season we would rather hold a standing slot for you than fit you in.

Can you coordinate with our property manager?

Yes, and we do for several clients. Give us the contact and we will handle scheduling directly rather than routing it through you.

Will you accept deliveries before we arrive?

We can receive a delivery scheduled for a window we are already in the house, and put perishables away. We are not able to wait on site for one.

Do you handle linens?

Yes. Beds made with what is in the house, or laundered and returned if you would rather. Tell us how you like the beds made once and we keep it on file.

Do you offer a closing service too?

Yes, and we recommend it. Cleaning a house before it sits empty for three months is far better than cleaning it after.

What does it cost?

It is priced per visit against the size of the property, quoted in writing after a walk-through. Opening and closing are usually booked together at a better rate than separately.
